PACIFIC IOS VENTURES ACQUIRES 15-ACRE INDUSTRIAL PROPERTY IN PORTLAND'S RIVERGATE DISTRICT

San Rafael, CA – June 2026 – Pacific IOS Ventures, a West Coast-focused industrial real estate investment and operating company, today announced the acquisition of 10001 N. Rivergate Boulevard, a 15-acre industrial property located within Portland's Rivergate Industrial District.

Strategically positioned within one of the Pacific Northwest's premier industrial and logistics hubs, the property offers exceptional access to the Port of Portland, regional rail networks, Interstate 5, and Interstate 84, making it well-suited to serve a broad range of transportation, logistics, and industrial users.

The acquisition represents the inaugural investment completed under the Pacific IOS Ventures platform and reflects a strategy built on decades of industrial outdoor storage experience. Prior to launching Pacific IOS Ventures, Co-Founder Andy Martin and his family assembled and operated a five-property industrial outdoor storage portfolio totaling approximately 60 acres serving the Ports of Los Angeles and Long Beach. With the addition of Rivergate, Pacific IOS Ventures' portfolio now encompasses six properties totaling approximately 75 acres across key West Coast logistics markets.

The transaction was marketed by Buzz Ellis and the JLL Industrial Capital Markets team. Pacific IOS Ventures was advised by Justin Horowitz and the team at Cooper Horowitz, who provided strategic guidance throughout the acquisition process. Leasing efforts will be led by Jerry Matson of Colliers' Portland office.
